Buy-to-let mortgages

A buy-to-let mortgage is a financial product specifically aimed at those who purchase property as an investment to rent out rather than to live in. If you are planning on purchasing property to let out, the majority of lenders will prefer you not to finance the purchase with a normal residential mortgage.
Unlike most residential mortgages, buy-to-let mortgages are usually offered on an interest-only basis. Therefore, the monthly payments will only cover the interest on the mortgage and not the capital.

Right to Buy mortgages

If you are a council tenant, you may have the option to buy your property at a discounted rate through the Right to Buy scheme. If you currently rent a local authority owned house, a 35% discount could be available if you have been a tenant for between three and five years. After five years the discount goes up by 1% for every extra year up to a maximum of 70% discount. If you rent a council flat, a 50% discount is available for those who lived there between three and five years, and after that the discount rises by 2% for each extra year up to 70% discount.

Commercial Mortgages

Commercial mortgages usually are there for companies where business loans are insufficient for their needs. Business loans are unsecured loans up to the value £25,000, but when larger amounts are required, lenders require security so they can reduce the risk to themselves. A business mortgage is usually anything from 3 to 25 years and a 70-75% mortgage is most common. Mortgage loans for commercial properties fall into two categories, owner-occupier mortgages and commercial investment mortgages. An owner-occupier mortgage is used to buy property that will be used as trading premises for a business, whereas commercial investment mortgages are used for property that is to be let out.

Self-Employed Mortgages

Self-employed people can face bigger challenges when it comes to getting a mortgage, in the main because they have to prove that they have a regular and reliable source of income. Lenders will consider you as self-employed if you own more than 20% to 25% of a business from which you earn your main income. For example, you could be a sole trader, contractor, or company director.

When looking for a mortgage, a self-employed person will have access to the same range of mortgages as everybody else and will need to pass the lender’s affordability tests in the same way as any other applicant. With no external employer to confirm incomes, self-employed people seeking a mortgage have to go to extra lengths in order to provide evidence of their income. Mortgage providers over the years have considerably tightened up their lending criteria and need to be fully convinced you can afford your mortgage before they agree to lend to you.

If you have only been self-employed and only have accounts for one year or less, you might find it more difficult to prove to a lender that you can afford to repay a mortgage, but it certainly is not impossible.
